The first and foremost goal of a realtor is to get a perspective buyer to believe that the subject property is right for them. This is usually done by highlighting the positives of a property, and downplaying the negatives. The next step for the realtor is to negotiate a price between the seller and the buyer. This is difficult because the seller always wants to sell the property for more than it is worth, and the buyer always wants to purchase the property for less than its appraised value. The realtor must find a common ground.

After a price is stated, the realtor must draw up a purchase contract and have both parties sign it so that there is an obligation by each side. After that, the file is handed off to a loan officer to get a loan. And, this is where the hard part starts.
